Why do so many listings NOT sell? I think it is time to grade our listings in several categories to determine if they are truly salable.
Here are the categories and possible grading criteria:
Access
A – lockbox
B – key
C – unlimited access without a formal appointment
D – unlimited access with a formal appointment
F – access limited to certain days or times
Condition
A – professionally staged
B – finish all work and stage house as agent suggests
C – paint and remove clutter
D – clean-up
F – leave as-is
Mortgage
A – owner financing
B – owner willing to consider several mortgage options (VA, FHA, etc.) and assists with points and closing costs
C – owner willing to consider several mortgage options (VA, FHA, etc.) and assists with points or closing costs
D – owner willing to consider several mortgage options (VA, FHA, etc.)
F – owner demands conventional deal with sizable down payment
Pricing
A – owner in Top 3 properties price wise (lowest to highest)
B – owner in Top 5 properties price wise
C – owner in Top 10 properties price wise
D – owner in Top 25 properties price wise
F – owner believes his property will sell for more than data shows
